[ARCHIVED] Bismarck Planning and Zoning Commission to hold public hearings


Notice is hereby given that the Bismarck Planning & Zoning Commission will hold public hearings on Wednesday, March 28, 2018, at 5:00 p.m. in the Tom Baker Meeting Room, City-County Building, 221 North 5th Street, Bismarck, North Dakota, to consider the following items:

• Request of Linda Fairbairn for approval of a zoning change from the A-Agriculture and RR-Residential zoning districts to the RR-Residential zoning district and a final plat for Triangle Square 3rd Subdivision, a two-lot subdivision on 7.3 acres.  The property is located northeast of Bismarck, between 52nd Street NE and 66th Street NE, along the north side of 57th Avenue NE (a replat of Triangle Square 2nd Subdivision and part
of the SW¼ of Section 7, T139-R79/Gibbs Township).

• Request of Linda Fairbairn for approval of a zoning change from the A-Agriculture zoning district to the RR-Residential zoning district and a final plat for Triangle Square 4th Subdivision, a one-lot subdivision on 2.5 acres.  The property is located northeast of Bismarck, in the northeast quadrant of the intersection of 52nd Street NE and 57th Avenue NE (part of the SW¼ of Section 7, T139-R79/Gibbs Township).

• Request of Lance Hagen for approval of a zoning change from the A-Agriculture zoning district to the MA-Industrial zoning district and a final plat for Hamburg Industrial Park Third Addition, a one-lot subdivision on 13.57 acres.  The property is located southeast of Bismarck, east of Yegen Road at the termination of Hagen Avenue (part of Auditor’s Lot B and part of Auditor’s Lot C of the SW1/4 of Section 13, T138N-R80W/Lincoln Township).

• Request of Investcore, Inc., for approval of a zoning change from the R5-Residential, R10-Residential, RT-Residential, CA-Commercial and P-Public zoning districts to the R5-Residential, R10-Residential, CA-Commercial and P-Public zoning districts and a final plat for Silver Ranch First Addition First Replat, a 180-lot subdivision on 50.91 acres. The property is located east of Bismarck, along the south side of 43rd Avenue NE and east 52nd Street NE (a replat of Blocks 1, 5, 6, and 7, and parts of Blocks 2, 9, and 10, Silver Ranch First Addition in the N1/2 of Section 19, T139N-R79W/Gibbs Township).

• Request of Heritage Development, Inc. for approval of a minor subdivision final plat for Heritage Park Addition First Replat, a 15-lot subdivision on 4.39 acres.  The property is located in northwest Bismarck, north of 57th Avenue NW and west of North Washington Street, on the east side of Sonora Way (a replat of Lots 1-12 and 15-18, Block 8, Heritage Park Addition).

• Request of Boustead Enterprises, LLC, for approval of a minor subdivision final plat for Huntington Cottages First Addition, a 27-lot subdivision on 5.74 acres.  The property is located in northwest Bismarck, west of North Washington Street, along the south side of Buckskin Avenue (a replat of Lot 7, Block 3, KMK Estates).

• Request of Apple Creek Country Club, Inc. and Investcore, Inc. for approval of a zoning change from the R10-Residential zoning district to the Conditional RM10-Residential zoning district for Lot 5 and 6, Block 1, Apple Creek Country Club Third Subdivision.  The property is located east of Bismarck, south of County Highway 10, on the north side of the extension of Range Place.

• Request of Leon Sabot for approval of a special use permit to increase the total square footage of accessory buildings to 3,092 square feet by constructing a 1,400 square-foot addition onto the existing 1,500 square-foot accessory building on Lot 1, Block 1, Layn Subdivision.  The property is located northeast of Bismarck, along the east side of Centennial Road, between 57th Avenue NE and 71st Avenue NE (6825 Centennial Road).

• Request of American Bancor Ltd for approval of a special use permit for a drive-through in conjunction with a financial institution to be located on Lot 1, Block 1, Grandview Heights Commercial Park Replat of Lot A of Lot 1, Block 1.  The property is located in west central Bismarck, north of I-94 and west of Tyler Parkway, along the south side of Burnt Boat Drive (1615 Burnt Boat Drive).

At these hearings, the Bismarck Planning & Zoning Commission will provide an opportunity for all interested persons to be heard with respect to these items.  Interested persons may also submit written comments regarding these requests prior to the meeting to the Community Development Department, PO Box 5503, Bismarck, North Dakota 58506-5503, fax: 701-222-6450, or e-mail.  Interested persons may also call 701-355-1840 with questions or for additional information. 

Descriptions of these requests are on file and may be viewed or copied any working day between 8:00 a.m. and 5:00 p.m. at the Bismarck Community Development Department, 221 North 5th Street, Bismarck, North Dakota.
